A replacement is a system, not a shingle. Decking, ice-and-water membrane at the vulnerable areas, underlayment, drip edge, valley metal, flashing, ventilation and ridge all have to be right or the warranty is decoration.

Shingle warranties are installation-conditional. Nail placement, starter course, underlayment, valley method and ventilation all have to match the manufacturer's spec — otherwise the coverage you paid for is void when you need it.

An inspection should end with evidence, not a sales pitch. You get photos of every problem area, an honest read on remaining service life, and repair and replacement options priced separately.
