Flat & Low-Slope Roofing in New Jersey

A flat roof is not flat — it is a low-slope drainage system. When it leaks, the cause is almost always ponding water, a failed termination, or a penetration detail that was never right.

  • Ponding and drainage diagnosed, not ignored
  • Heat-welded seams and properly terminated edges
  • Common on NJ additions, porches, row homes and two-families

Why flat roofs fail in New Jersey

Standing water plus freeze-thaw is the worst combination a low-slope membrane can face. Water that cannot drain freezes in the seams, works joints open, and finds the deck.

  • Ponding from inadequate slope or clogged drains and scuppers
  • Open or shrunken seams on aged membrane
  • Failed parapet, coping and wall terminations
  • Punctures from foot traffic and rooftop equipment service
  • Blistering and ridging from trapped moisture
  • Deteriorated pitch pockets and equipment curbs

Systems we install

For most New Jersey residential low-slope sections and small commercial roofs, single-ply is the right value. Where the roof takes traffic or complex geometry, modified bitumen often wins.

  • TPO — reflective, welded seams, strong value for larger areas
  • EPDM — durable rubber membrane, excellent flexibility in cold cycling
  • Modified bitumen — multi-ply toughness for traffic and tight details
  • Liquid-applied flashing for complex penetrations
  • Tapered insulation to build slope where the deck has none

Pitched-to-flat tie-ins

Rear additions, porch roofs and dormer decks create the single most leak-prone joint on a New Jersey home: where shingles meet membrane. It needs a designed transition with proper membrane run-up under the shingle course, not a smear of mastic.

What drives the cost

We do not publish a single price for this work, because an honest number depends on the roof in front of us. These are the factors that actually move it:

Area and access
Rooftop access and material staging on row homes and city lots.
Insulation and tapering
Building slope where none exists adds material and labor.
Existing layers
Old built-up roofing tear-off and disposal is heavy work.
Detail count
Drains, scuppers, curbs, parapets and skylights drive the labor.
