Almost everything in Hudson County is a low-slope roof on an attached building. Jersey City, Hoboken, Union City, West New York and Bayonne are built as continuous rows, which changes both the technical work and the logistics: there is no side yard to stage from, roof access is often through the building, and a failure on your roof frequently involves the party wall you share with a neighbour.
The failure pattern here is drainage and edge detail, not shingle wear. Ponding at blocked drains and scuppers, open coping joints on parapets, base flashing that stops short at the party wall, and old membrane laps that have shrunk apart account for most Hudson leaks. Wind coming off the water adds uplift at parapet edges and around any equipment or roof deck framing, so termination detail carries real load here.
Roof decks, HVAC curbs and solar are also more common in Hudson than anywhere else we work, and every one of them is a penetration. Any honest scope on a Hudson roof deals with the penetrations and the perimeter first.

Ponding at blocked drains
Standing water on a low-slope roof will find the weakest seam. Clearing and correcting drainage is often more valuable than a new membrane over a bad slope.
Open parapet coping joints
Water enters the top of the wall and travels down inside it, appearing on an interior wall well below the roof line.
Party-wall base flashing
Where two roofs meet at a shared wall, the flashing has to be carried up and terminated correctly on both sides. Half-done detailing here is a recurring source of disputes between neighbours.
Roof-deck and equipment penetrations
Deck sleepers, rails and mechanical curbs are frequently set on top of a membrane without proper flashing. Each one is a leak waiting for a hard rain.

Architectural asphalt full replacement
Problem
Recurring second-floor ceiling stain traced to failed original chimney counter-flashing on an early-1900s barrier-island home, with two existing shingle layers and soft decking at the north valley.
Solution
Full tear-off of both layers, decking replacement at the valley, ice-and-water shield at eaves and valleys, rebuilt chimney step and counter flashing, new open metal valley, balanced soffit intake with ridge exhaust.
