These are the factors we assess on every repair inspection, in the order they affect price.

What actually failed

A cracked pipe boot, a lifted shingle course or one length of step flashing is a small, contained repair. A leak that traced back to a chimney saddle, a valley or a wall transition is a bigger scope because the surrounding shingles have to come off and go back correctly.

How much decking is wet

This is the single biggest swing in any repair price. Plywood that has been wet for one storm dries out; plywood that has been wet for two seasons is soft and has to be cut out and replaced, and we cannot know which it is until the shingles are off.

Access and pitch

A walkable ranch roof and a steep third-story slope over a deck are the same repair with very different labour and safety requirements. Height, pitch, landscaping and staging space all move the number.

Roof system

Asphalt shingle repairs are the most predictable. Flat and low-slope membrane work depends on the membrane type and whether the insulation below is dry. Slate, tile and metal need matching material and specialist labour.

Layers already up there

Older New Jersey roofs frequently carry two or three shingle layers. Repairing into a multi-layer roof takes longer and often reveals why the roof is failing in the first place.

Emergency vs scheduled

An active leak in a storm needs stabilising first — tarping and water diversion — and then a permanent repair once conditions allow. That is two visits, and we price them separately so you can see what you are paying for.

A note on these numbers: ranges are New Jersey market averages and can move with material costs at the time of your project — shingle, membrane and metal prices shift with supply and petroleum markets. Labor, pitch, access and how much decking is wet matter just as much. The only number you should plan around is a written price for your specific roof, which is why our inspection and estimate are free.

  1. 1. Free inspection. We work the water path from the drainage and flashing layout, not from the ceiling stain, and we go into the attic where there is access.
  2. 2. Photo record. You get dated photos of every defect we are charging to fix, so nothing on the invoice is a claim you cannot see.
  3. 3. Written scope and price. Materials, the area covered, decking allowance and what happens if we find more rot than the surface showed — in writing, before we start.
  4. 4. Repair vs replace side by side. When the roof is near the end of its life we price both, with the honest remaining life on the repair, and let you choose.

When repair stops being the cheap option

  • • Shingles are brittle and crack when lifted, so a repair damages the area around it.
  • • Granule loss is general across the field, not just in the gutters after a storm.
  • • You have paid for three or more repairs in different areas of the same roof.
  • • Decking is soft in more than one place, which means water has been moving for a while.
  • • There are already two or three shingle layers and any repair has to cut through all of them.
  • • The roof is over 20 years old and a repair would only buy a season or two.
