What we inspect
Roof surface and attic together. Half the diagnostic information on a leaking roof is under the deck, and inspections that skip the attic miss it.
- Shingle condition, granule loss, cupping, cracking, wind creasing
- Flashing at chimneys, walls, skylights and valleys
- Penetrations: pipe boots, vents, satellite mounts
- Ridge, hip and eave condition
- Gutters, drip edge and fascia
- Attic sheathing for staining, delamination and active moisture
- Insulation condition and ventilation balance
- Prior repair quality — often the source of the current leak
When to get one
After any significant storm; before buying or selling; when a ceiling stain appears; when the roof passes 15 years; and once more before your workmanship or manufacturer coverage window closes.
What you receive
A written report with dated photographs, a clear statement of what is failing and why, an estimate of remaining service life, and separately priced repair and replacement options. If your roof is fine, the report says that.
What drives the cost
We do not publish a single price for this work, because an honest number depends on the roof in front of us. These are the factors that actually move it:
