Atlantic County is where Done Rite has the most existing location coverage — 21 community pages — and it is also the county with the widest range of conditions. On Absecon Island (Margate, Ventnor, Longport) and Brigantine you are dealing with sustained onshore wind, salt air that attacks fasteners and flashing metal before it attacks the shingle field, and homes with roof decks, parapets and flat upper sections. Twenty minutes inland you are in the Pinelands, where pine needle debris packs valleys and gutters and shaded slopes grow moss.
Between the two sits the mainland shore belt — Linwood, Northfield, Somers Point, Pleasantville, Egg Harbor Township — with everything from custom homes with dead valleys and dormers to dense two-family stock with low-slope rear roofs, plus a very large wave of 1990s-and-later development whose ridge vents, pipe boots and valley metal are failing now.
The county's other defining feature is seasonal use. A large share of the housing is rental or second-home, which means leaks can run for weeks before anyone sees them. Architectural asphalt full replacement
Problem
Recurring second-floor ceiling stain traced to failed original chimney counter-flashing on an early-1900s barrier-island home, with two existing shingle layers and soft decking at the north valley.
Solution
Full tear-off of both layers, decking replacement at the valley, ice-and-water shield at eaves and valleys, rebuilt chimney step and counter flashing, new open metal valley, balanced soffit intake with ridge exhaust.
