New Jersey roofing

Commercial Roofing in New Jersey

Commercial roofing is a drainage and detail problem. Most failures we are called to are not the membrane field — they are terminations, drains, curbs and penetrations that were never detailed properly.

  • Single-ply, modified bitumen and coating systems
  • Work scheduled around your operating hours
  • Maintenance programs that catch failures before they close a business

Buildings we serve

New Jersey's commercial corridors run heavily to strip retail, mid-century industrial, warehouse and mixed-use over ground-floor retail — each with its own roof economics.

  • Retail plazas and standalone storefronts
  • Warehouse and light industrial
  • Office and medical buildings
  • Restaurants and food service (heavy grease and curb detailing)
  • Multi-unit residential and mixed-use
  • Churches, schools and municipal buildings

Systems we install and service

System choice follows the building: roof traffic, rooftop equipment, drainage design, insulation targets and how long the owner intends to hold the asset.

  • TPO single-ply — reflective, heat-welded seams
  • EPDM rubber membrane
  • Modified bitumen (torch, cold-applied, self-adhered)
  • Roof coatings and restoration to extend serviceable life
  • Tapered insulation and drainage correction
  • Sheet metal, coping, curbs and equipment flashing

Leak repair and maintenance

Commercial leaks travel far along steel deck and insulation before they show inside, which is why guess-and-caulk repair fails so often here. We survey, map the drainage, and repair the actual failure.

A scheduled maintenance program — seasonal inspection, drain clearing, seam and termination check, photo report — is the cheapest roofing money a building owner spends.

Working around your business

Off-hours and weekend scheduling, staged material delivery, protected occupied areas, and coordination with property management, tenants and building engineers. We plan the logistics before we quote the roof.

What drives the cost

We do not publish a single price for this work, because an honest number depends on the roof in front of us. These are the factors that actually move it:

Square footage
Commercial pricing is driven by area and system tier.
Existing assembly
Tear-off vs recover changes cost and code obligations.
Insulation and code
Energy-code R-value requirements affect assembly build-up.
Penetrations and equipment
Curbs, HVAC units and drains are the real detail labor.
Access and logistics
Crane/hoist needs, occupied hours, tenant protection.

Real projects

Recent New Jersey roof projects

A look at recent New Jersey roofs we have worked on: the town, the roof system, the problem the homeowner called about and how we solved it.

Ventnor City, NJ · Atlantic County

Architectural asphalt full replacement

Problem
Recurring second-floor ceiling stain traced to failed original chimney counter-flashing on an early-1900s barrier-island home, with two existing shingle layers and soft decking at the north valley.
Solution
Full tear-off of both layers, decking replacement at the valley, ice-and-water shield at eaves and valleys, rebuilt chimney step and counter flashing, new open metal valley, balanced soffit intake with ridge exhaust.

Trenton, NJ · Mercer County

TPO single-ply low-slope replacement

Problem
Ponding water on a row-home roof with a clogged interior drain and shrunken seams at the parapet termination, leaking into the top-floor rear bedroom.
Solution
Tear-off to deck, tapered insulation to re-establish slope toward the drain, heat-welded TPO membrane, new drain assembly and clamping ring, fully terminated and coped parapet.

Lodi, NJ · Bergen County

Emergency stabilization and permanent repair

Problem
Storm-torn shingles across the rear slope of a two-family with active water entering the second-floor hallway during a nor'easter.
Solution
Same-visit tarping and water diversion, photo documentation for the insurance claim, then permanent slope repair with new underlayment, matched shingle courses and replaced pipe boots.
