Signs your roof needs repair now

Water rarely enters a roof where it shows up inside. A stain on a bedroom ceiling often traces back several feet uphill to a chimney flashing, a nail pop, a failed valley or a bathroom vent boot that has gone brittle. Catching it at the stain stage is the difference between a repair and a decking replacement.

How we diagnose the leak

We start in the attic where possible, because that is where the water path is honest. From there we work the roof surface: penetrations, flashings, valleys, ridge, fasteners, sealant joints and ventilation. Everything gets photographed so you see the same evidence we do.

If the roof has multiple independent failures, or the shingles have lost the granule layer across the whole slope, we say so plainly — patching a roof at the end of its service life is money spent twice.

Repair or replace? An honest threshold

Repair makes sense when the roof surface still has meaningful service life, the damage is localized, and the deck is sound. Replacement is the better value when the roof is past roughly 80% of its expected life, when granule loss is widespread, when there are multiple leaks on multiple slopes, or when the deck is compromised.
